A new 12-storey building is being proposed for The Beaches neighborhood in Toronto. Artlife Developments, a Toronto-based company, has submitted plans to redevelop the site at 419-425 Woodbine Avenue. The project aims to replace semi-vacant lands with a mixed-use residential building that includes 137 apartment units.
The proposed building would feature a modern design with a four-storey base and stepped-back upper levels to reduce its visual impact from the street. The structure would have a 'U' shape, creating a central outdoor courtyard for residents. The ground floor would include 1,596 square feet of amenity space divided into three rooms and 714 square feet of retail space, aiming to create a lively, pedestrian-friendly streetscape.
Inside, the building would offer a variety of apartment sizes: two studios, 67 one-bedrooms, 16 one-bedrooms with a den, 20 two-bedrooms, five two-bedrooms with a den, and 16 three-bedrooms. Additionally, there would be 11 rental replacement units. Residents would have access to 124 parking spaces across two underground levels and 152 bicycle parking spaces.
The development site is currently zoned for buildings up to four storeys. Artlife is seeking approval to change the zoning to allow for the 12-storey structure. After discussions with city staff, the company revised its plans to include a larger setback from the street, relocated the driveway, and added an Official Plan Amendment request to address broader changes needed for the project.
If approved, this development would bring more housing options to The Beaches, an area that currently has limited housing density. The location is well-served by public transit, being close to Woodbine subway station, Danforth GO station, and various bus and streetcar routes. This accessibility makes it a suitable spot for increased residential development.
