Gateway Properties has proposed a new 39-storey rental building at 45 Grenoble Drive in Toronto's Flemingdon Park neighborhood. This development aims to add 405 rental units while keeping the existing 28-storey apartment building, which has 217 units.
The proposed site is located south of Eglinton Avenue East, west of the Don Valley Parkway, and east of Don Mills Road. This area is known for its high-rise apartments and will benefit from the upcoming Eglinton Crosstown LRT and Ontario Line, including the future Aga Khan Park & Museum Station and Flemingdon Park Station.
Designed by BDP Quadrangle, the new building features a five-storey base with a 34-storey tower above. The design includes brick and glass elements with a unique geometric base.
Plans for the site include public spaces such as a communal garden, pet area, play area with seating, shaded amenity space, and a plaza with an art feature. Inside, there will be a residential lobby, two amenity spaces totaling 2,673 square feet, and additional amenities on the fifth level, including a 7,163-square-foot indoor area and a 4,620-square-foot rooftop atop the podium.
The 405 new units will consist of 174 one-bedroom, 189 two-bedroom, and 42 three-bedroom apartments. Parking provisions include 264 vehicle spaces—138 existing and 126 new spaces, with eight accessible spots—across three levels of underground parking. Additionally, 446 bicycle parking spaces are planned, with 81 short-term and 365 long-term spots in the parking garage and mezzanine level.
Gateway Properties submitted the development plans in late December 2024, and they are currently under review. If approved, this project will contribute significantly to the rental housing market in the area.
