Capilano Mall Redevelopment By QuadReal Includes 11 Towers Up To 40 Storeys

Seven years after first being conceived, QuadReal Property Group has now submitted a full redevelopment application for North Vancouver’s Capilano Mall, aiming to bring a dramatic transformation to the aging shopping centre. QuadReal, the real estate arm of British Columbia Investment Management Corporation, wants to replace the mall and adjacent surface parking with a modern, mixed-use community. This marks the most detailed step yet toward what could become a defining project for the city.

The proposal calls for 11 tall residential towers, with heights ranging from 18 storeys at the southeast corner up to one striking 40-storey tower centrally located on the site. Most of the other towers fall between 23 and 34 storeys, bringing a noticeable rise to the city skyline right next to Marine Drive.

Inside these towers, the plan includes nearly 3 million square feet of residential floor space, which could hold roughly 3,400 homes. Of these, about 25 to 30 percent will be rental units, while the rest are expected to be sold as condos. Alongside the homes, the project includes over 224,000 square feet of commercial retail, a modest office area, and a small space earmarked for daycare.

But it’s not just buildings. QuadReal also proposes thoughtful public gathering spaces, like a community centre of around 24,000 square feet, a plaza, and a park that ties into McKay Creek and nearby Hyak Park. Pathways and streets are planned to weave through the site, creating pedestrian-friendly connections across retail, residential, and green spaces, anchoring the new development to the broader neighborhood.

QuadReal has already carried out extensive public consultation—including two on-site information sessions in late 2024 and an online engagement hub—and the city has begun its formal review process requiring an amendment to the Official Community Plan. A city hearing and larger community input opportunities are expected later this year.

The redevelopment comes as Metro Vancouver plans to add one million more residents by 2050, with North Vancouver pushing for sustainable, transit-oriented growth. QuadReal’s vision for Capilano Mall matches that direction, proposing to replace surface parking and aging retail with homes, parks, shops, and amenities—designed to support both city goals and community needs.
