Choice Properties REIT has unveiled updated plans for a significant development near Toronto's Woodbine subway station. The proposal includes a 10-storey residential building along Strathmore Boulevard and a 35-storey mixed-use tower on Danforth Avenue, collectively offering over 600 rental units. This marks an increase from the initial 2019 plan, which featured nine- and 15-storey buildings with a total of 402 units.
The development site, encompassing 985 Woodbine Avenue and several adjacent properties on Danforth Avenue, spans 1.6 acres. Its proximity to the Woodbine subway station aligns with the city's focus on transit-oriented development, making the increased density a logical progression.
The revised proposal outlines approximately 492,288 square feet of gross floor area, a notable increase from the original 356,877 square feet. This includes 454,891 square feet dedicated to residential space and 37,397 square feet for non-residential uses. The plan also features amenities such as a preschool, theater space, and a grocery store, reflecting a commitment to community-oriented facilities.
The residential component is designed to cater to diverse needs, offering 94 studios, 251 one-bedroom units, 190 two-bedroom units, and 66 three-bedroom units. Additionally, 14 replacement rental units are included to address housing continuity. The development plans for 147 vehicle parking spaces, with 52 designated for electric vehicles, supporting sustainable transportation options.
Amenities are a key focus, with a total of 30,345 square feet allocated. This comprises 13,425 square feet of indoor space and 16,920 square feet of outdoor areas, both situated on the second floor. The proposal also emphasizes public engagement through a 2,443 square-foot Privately-Owned Publicly-Accessible Space along Woodbine Avenue, enhancing the local public realm.
Renderings by architectural firm Superkul depict the 35-storey tower positioned on the northeastern part of the site and the 10-storey building on the southwestern section. These structures are connected by a shared three-storey base intended for non-residential uses and topped with an amenity roof, integrating the development into the community fabric.
