Toronto-based developer Compten Management has submitted new plans to the City of Toronto for a major redevelopment near Fairview Mall. The proposal includes demolishing an existing 19-storey apartment building at 2600 Don Mills Road to make way for four new towers. These towers are planned to be 47, 42, 42, and 42 storeys tall, collectively offering 1,814 residential units and a new public park.
The development site is located just northwest of the Don Mills and Sheppard intersection, with frontage on Don Mills Road to the east and Leith Hill Road to the north, placing it directly across from Fairview Mall.
This latest proposal marks a significant change from earlier plans. Back in November 2017, Compten initially proposed a single 39-storey apartment building that would have retained the existing tower. Following discussions and settlement offers in February 2020, the plan was revised to a 33-storey building accompanied by three blocks of stacked townhomes and the addition of a public park.
In January 2021, further revisions were approved by the Ontario Land Tribunal. These included the provision of 19 affordable housing units and a $1.46 million contribution towards improvements at the Oriole Community Centre.
The current proposal envisions a more ambitious project. The four towers would be distributed across three separate buildings: Building A (42 storeys) in the southeast corner, Building B (47 storeys) to the west, and Buildings C and D (both 42 storeys) in the northwest and northeast portions, respectively. Buildings C and D would share a six-storey podium facing both Leith Hill Road and Don Mills Road. The design also includes a central pathway for cyclists and pedestrians, connecting Leith Hill Road to a new municipal road to the south, with plans for a courtyard featuring amenities like a children's play area and BBQ spaces.
If approved, this development would significantly transform the area around Fairview Mall, introducing a substantial number of new residential units and enhancing public amenities. The project's progression will depend on the City's review and approval processes.
