Dayhu Planning 25-Storey Rental Tower On West Broadway In Kitsilano

Vancouver-based real estate firm Dayhu Group is planning a 25-storey rental tower at 2245–2283 West Broadway in Kitsilano. The proposed development, submitted by Frame Properties on behalf of Dayhu, aims to replace existing low-rise commercial buildings, including the long-standing Regal Beagle Bar and Grill, with a high-rise residential structure.

Designed by Proscenium Architecture + Interiors, the project includes 219 market rental units: 54 studios, 80 one-bedroom, 69 two-bedroom, six two-bedroom townhouses, and 10 three-bedroom townhouses. The townhouses are planned to be two-storey units situated above ground-level retail spaces.

The development proposal seeks to rezone the site from its current commercial designation to a comprehensive development zone. The building is planned to reach a height of 242 feet, with a total floor area of 161,468 square feet, resulting in a floor space ratio (FSR) of 8.88. This exceeds the standard FSR of 8.0 for the area but remains below the maximum of 9.5 FSR allowed for projects that include 20% below-market rental units—a component not present in this proposal.

Parking provisions include 77 vehicle stalls, six designated for retail use, and 405 bicycle parking spaces, all located within a four-level underground parkade.

The site falls within the Broadway/Arbutus South - Area B (KBAB) sub-area of the Broadway Plan, which permits buildings up to 25 storeys in height. While the proposal does not include below-market rental units, it also does not involve the displacement of existing renters, a concern often associated with new developments in the area.

The rezoning application is currently under review by the City of Vancouver. Public feedback and further assessments will determine the project's progression. If approved, the development would contribute to the increasing number of high-rise residential buildings in Kitsilano, aligning with the city's broader housing and urban development strategies.
