Fitzrovia Real Estate has unveiled plans for a 49-storey rental building at the corner of St. Clair Avenue West and Avenue Road in Toronto. The proposed development aims to replace an outdated 14-storey office building from the 1960s, which Fitzrovia describes as underused and energy inefficient.
The new building is set to feature 631 rental units, including 63 studios, 283 one-bedrooms, 159 two-bedrooms, and 126 three-bedroom apartments, catering to a range of tenants, from singles to families. Additionally, six townhouse units are planned at street level along Foxbar Road.
Residents would have access to a variety of amenities designed to enhance urban living. These include a rooftop swimming pool, a fitness center named "The Temple," an indoor basketball court in partnership with the Toronto Raptors, and a virtual healthcare clinic. The building also plans to house a Montessori-inspired early childhood education center, Bloomsbury Academy, offering convenient childcare options.
The ground floor is slated to include retail spaces, such as 10 DEAN, an on-site café and bar, contributing to the vibrant street life of the neighborhood. Pet owners would appreciate amenities like a pet spa and an off-leash dog run located on the 19th floor.
This project marks the first undertaking from Fitzrovia's DevCore Fund, a $1 billion investment initiative focused on acquiring prime locations near public transit and employment hubs in the Greater Toronto Area to develop rental housing. The site is conveniently located within walking distance of the St. Clair Subway Station and adjacent to a St. Clair West streetcar stop, aligning with the city's goals for transit-oriented development.
Fitzrovia's proposal is currently under review by city planning authorities. If approved, the development would contribute significantly to Toronto's rental market, offering modern living spaces and amenities designed to meet the needs of today's urban dwellers.
