Fitzrovia Real Estate is seeking approval to increase the height of the final phase of its rental development in Danforth Village, Toronto. The new proposal suggests a 56-storey building, a significant rise from the originally planned 17 storeys.
The development's eastern section, known as "Building D," is set to include 533 rental units within 423,215 square feet of space. The unit mix comprises 334 one-bedroom, 145 two-bedroom, and 54 three-bedroom apartments. Residents will have access to amenities such as an outdoor pool atop the 11-storey podium and various communal spaces across multiple levels.
The location is conveniently close to public transit options, including the Danforth GO Station and Main Street Subway Station, aligning with the city's goal to develop housing near transit hubs. The building's ground level will feature bicycle storage, a residential lobby, and a potential café. Additionally, plans include a publicly accessible space and a 15,069-square-foot public park adjacent to the building.
Fitzrovia has partnered with bKL Architecture for the building's design, aiming for a look consistent with the project's earlier phases. The design will incorporate vertical and horizontal lines to add visual interest, with facades featuring a warm terra-cotta color that complements the existing buildings.
The revised plans were submitted in late December and are currently under review. If approved, this development will join the ongoing three-tower project at 6 Dawes Road, which is expected to deliver 923 rental units by the third quarter of 2026, making it the largest single-building rental housing project under construction in Canada.
Fitzrovia cites the escalating housing crisis and the need for increased density in the Main Street Planning Area as reasons for the proposed changes. The company believes that the additional height and units will contribute to addressing Toronto's housing challenges.
