A significant new development has been proposed for the Etobicoke West Mall area in Toronto. The Fana Group of Companies plans to build four condominium towers, each standing 23 storeys tall, bringing over 1,000 residential units to the neighborhood.
The proposed site is located at 10-21 Four Seasons Place, near the intersection of Highway 427 and Burnhamthorpe Road. Currently, this area contains four office buildings ranging from 2 to 12 storeys, along with surface-level parking. If the plan is approved, these existing structures will be replaced by the new development.
Designed by Arcadis Architects, the project features a C-shaped, three-storey base with green roofs, upon which the four towers will be constructed. The layout includes Tower A to the north, Tower B to the west, Tower C to the southwest, and Tower D to the southeast. At the center of the site, there will be a nearly 6,000 square-foot outdoor courtyard, encircled by a circular driveway.
The base of the building will house the main lobby, while the top two floors of the podium are planned to offer approximately 38,000 square feet of indoor amenities. These may include a gym, theater, library, recreational sports facilities, and flexible office spaces to support residents who work from home.
The development will comprise 1,021 residential units, with 665 one-bedroom and 356 two-bedroom apartments. No three-bedroom units are planned. Parking provisions include 773 vehicle spaces across two underground levels—682 for residents, 73 for visitors, and 24 accessible spaces. Additionally, there will be 767 bicycle parking spots at ground level, with 72 designated for visitors.
Residents will benefit from the development's prime location, which offers easy access to various public transit routes connecting to the nearby Kipling Subway and GO stations. The area also boasts green spaces such as Echo Valley Park and East Mall Park, enhancing the appeal of this new residential community.
