Developer Oben Group has proposed a 14-storey rental building at 138 Dowling Avenue in Toronto's South Parkdale neighborhood. The plan includes 147 rental units, aiming to address the area's housing needs.
The proposed site currently hosts a four-storey building that formerly operated as Chartwell White Eagle Long Term Care Residence. Oben Group seeks a Zoning By-law Amendment to reclassify the property from Residential to Apartment Neighbourhoods, allowing for increased height and density.
Situated just north of King Street West, the location offers easy access to public transportation, including streetcars on King and Queen Streets and the nearby Exhibition GO Station, which connects to Union Station and TTC Subway Line 1.
The development plans feature a mix of unit sizes: 26 bachelor units, 65 one-bedroom units, 39 two-bedroom units, and 13 three-bedroom units. Additionally, four townhome units at ground level will include two two-bedroom and two three-bedroom units. The design incorporates indoor and outdoor amenity spaces, a rooftop green area, and one level of underground parking with 25 resident spaces equipped with EV charging stations and five visitor spaces.
Designed by Toronto-based architecture firm Superkül, the building's exterior will feature red brick masonry, complementing the neighborhood's aesthetic while offering a modern design.
If approved, this project will contribute significantly to South Parkdale's rental housing stock, providing contemporary living spaces in a well-connected area.
