A proposal has been submitted for a 40-storey development at 267-275 Merton Street in midtown Toronto. The project, led by Collecdev-Markee Developments in partnership with the City of Toronto, will feature 494 purpose-built rental units. Notably, 30% of these will be affordable housing, addressing the city's pressing need for diverse rental options.
The development will combine city-owned land with property owned by Collecdev-Markee. Under a 99-year lease agreement, the city retains ownership, while Collecdev-Markee will build and manage the units. The initiative aims to support Toronto's housing targets and provide solutions for low- and moderate-income residents.
Mayor Olivia Chow praised the project for fostering a creative public-private collaboration. "This partnership is a much-needed step toward delivering affordable homes for Torontonians," Chow said. Construction is expected to begin in late 2025, with the first residents moving in by mid-2028.
Designed by architecture firm gh3, the building will include studio to three-bedroom units, along with significant indoor and outdoor amenities. Features include a 360-degree terrace overlooking the Beltline Trail and a pedestrian-friendly landscape. The environmentally conscious design incorporates striking green elements.
Residents will have access to ample bicycle storage and visitor parking but no on-site residential parking, reflecting the building's proximity to transit hubs like Davisville Station and future LRT stations. This aligns with Toronto’s efforts to encourage sustainable urban living.
