Republic and Harlo List Scarborough Junction Mega-Site With 7,655 Approved Units

The Toronto-based developer Republic Developments and private equity firm Harlo Capital have officially listed the Scarborough Junction mega-site for sale. This master-planned community has received approval for 7,655 residential units and is spread across a 26-acre property just west of the Scarborough GO Station.

Located at 411–415 Kennedy Road, 636–663 Danforth Avenue, and 3569–3595 St. Clair Avenue East, the site currently hosts warehouses, a sports complex, and various commercial buildings. Together, these parcels total about 26.2 acres, creating one of the largest urban land assemblies in the region.

Local authorities approved a master plan that envisions 12 towers ranging from 19 to 58 storeys tall, delivering 5.4 million square feet of residential space and roughly 206,000 square feet of commercial space. In total, this adds up to about 5.66 million square feet of gross floor area.

The plan includes significant public amenities, such as a new central park spanning roughly 2.6 acres, a network of pedestrian pathways and streets, and about 15 percent of the site allocated as parkland. The development also proposes planting 425 new trees to green the community.

One key feature that boosts the project’s appeal is the decision to provide more than 3,478 parking spaces above ground rather than underground. This approach cuts construction costs and time—saving roughly \$50 million and shaving four to five months off each phase of construction.

The property marketing is being handled by Colliers’ team, including Jeremiah Shamess, Matthew Soper, Reid Taylor, and Johann Rodrigues. While no pricing guidance has been released, developers suggest this transit-oriented site—just a 20-minute GO train ride from downtown Toronto—could command a premium of \$25 to \$50 per square foot above comparable land value, adding potential value between \$142 million and \$318 million across the project.
