Telus Living & Ledcor Proposing 25-Storey Rental Tower In East Vancouver

Telus and Ledcor Group have teamed up to propose a new 25-storey rental tower in East Vancouver's Mount Pleasant neighborhood. The project, detailed in a rezoning application published by the city on February 5, 2025, aims to bring more housing and commercial space to the area.

The proposed development is located at 354-380 East 10th Avenue, just south of Kingsgate Mall and a block away from the busy Kingsway and East Broadway intersection. Currently, the site houses a three-storey Telus Central Office at 380 East 10th Avenue and a low-rise commercial and residential building at 354 East 10th Avenue, built in 1989.

The plan includes 230 rental units, with a mix of 34 studios, 104 one-bedroom, 69 two-bedroom, and 23 three-bedroom apartments. In line with the Broadway Plan's requirements, 20% of the residential floor area will be designated as below-market rentals, translating to 47 affordable units.

Beyond housing, the building will offer about 13,500 square feet of office space on the second floor and 5,500 square feet of retail space on the ground floor along East 10th Avenue. Amenities for residents include over 5,400 square feet of indoor space and more than 5,000 square feet of outdoor areas. Parking provisions comprise 120 vehicle spots and 495 bicycle spaces in a four-level underground garage.

The project is set to proceed in two phases. The first phase involves constructing a new, smaller Telus facility at 354 East 10th Avenue. Once this is complete, the existing Telus building at 380 East 10th Avenue will be demolished to make way for the 25-storey tower at the corner of East 10th Avenue and Prince Edward Street.

This collaboration between Telus and Ledcor Group aims to enhance the Mount Pleasant area by providing much-needed rental housing and modern commercial spaces, contributing to the neighborhood's growth and development.
