Westbank, a real estate developer based in Vancouver, has submitted a proposal to build a 14-storey condominium at 1010 West King Edward Avenue, located at the southwest corner of King Edward and Oak Street. The site currently houses an Esso gas station and an On The Run convenience store. The proposed development aims to transform this corner into a residential building with retail space on the ground floor.
The planned building would include 85 condominium units, featuring 34 one-bedroom, 36 two-bedroom, and 15 three-bedroom apartments. The top two floors are designated for larger three-bedroom units. Amenities for residents would be located on the ground floor, along with approximately 800 square feet of retail space. The design also incorporates five levels of underground parking, providing 106 vehicle spaces and 198 bicycle spots.
Designed by Seattle-based Olson Kundig and Vancouver's Kasian Architecture, the building's appearance is reminiscent of the Deloitte Summit office tower in downtown Vancouver, another project developed by Westbank.
The proposed development site falls under the Cambie Corridor Plan, which typically allows for buildings up to six storeys. However, Westbank argues that the location—situated at a major intersection and near significant employers like BC Women's and Children's Hospital—justifies a taller structure. In a letter to city planners, Westbank's founder, Ian Gillespie, emphasized the site's strategic importance and its potential to support increased density.
The rezoning application was submitted to the City of Vancouver in March 2025 and is currently under review. If approved, this project would contribute to the ongoing development and densification of the Cambie Corridor, aligning with the city's broader goals for urban growth and housing availability.
Residents and stakeholders are encouraged to participate in the public consultation process, providing feedback and voicing any concerns or support for the project. The city will consider community input as part of its decision-making process regarding the rezoning application.
