As 2025 unfolds, a recent survey by the Quebec Professional Association of Real Estate Brokers (QPAREB), the Société d’habitation du Québec (SHQ), and the Fonds immobilier de solidarité FTQ sheds light on the buying and selling intentions of Quebecers. Conducted by Léger in late 2024, the study reveals that despite economic uncertainties, many residents, especially young adults, are keen on entering the housing market.
Young adults aged 18 to 34 are leading the charge, with 45% expressing plans to purchase a home within the next five years. Notably, about half of these prospective buyers would be first-time homeowners. This enthusiasm persists even as rising property prices and limited housing supply present challenges. Lower interest rates have positively influenced 75% of potential buyers, making homeownership more attainable.
On the selling side, intentions remain steady, with 14% of homeowners planning to sell within the next five years. Younger sellers often seek larger or more modern homes to accommodate growing families, while those aged 55 and over are looking to downsize or simplify their lifestyles. Financial considerations also play a role, with 24% aiming to capitalize on their property's value.
Renting continues to be a temporary solution for many young adults, with 79% of renters aged 18 to 34 likely to move within five years, primarily driven by the desire to become homeowners. In contrast, 60% of renters aged 55 and over prefer to stay in their current rental homes, valuing the stability and reduced responsibilities that renting offers.
Environmental considerations are increasingly influencing housing choices. In the Greater Montreal area, 59% of potential homebuyers are willing to pay more for properties with a low environmental impact. However, only 34% feel they have sufficient information to assess a home's environmental footprint, indicating a need for more accessible and standardized information.
In summary, while economic factors and housing availability pose challenges, the aspiration for homeownership remains strong among Quebecers, particularly the younger generation. With supportive measures and increased access to information, many are optimistic about achieving their housing goals in the coming years.
